Description
The subject land is located in the upper Natabua/Saru area, along the Wairabetia Road,
and is approximately 1.5km from the existing Lautoka City boundary.
The Wairabetia area, particularly for the lands along the Saru-Wairabetia Road which links
up with the Natabua and Saru Roads is envisaged to be an upcoming residential and City
expansion area of Lautoka City, as it is just immediately outside of the existing Lautoka
City boundary. The area is flood-free and would be an ideal area to accommodate your
family home, or rental (investment) property – or even both. The area is well serviced
with utilities, close proximity to commercial and essential urban services, and so forth.
Miki Investment Mall has just recently opened at the junction of the Wairabetia Road and
the Suva-Nadi Highway, a mere 5mins drive away.
The immediate area of upper Natabua/Saru/Wairabetia is an area of rapid ongoing
transition, as evident in the observed trend of built developments in the area; and the
TLTB Master Land Use Plan for the Western Region jointly produced by the Department
of Town and Country Planning and the iTaukei Lands Trust Board has earmarked the area
for residential purposes.
The Wairabetia stretch along the main Queens Highway is envisaged to be predominantly
industrial evidenced by the current development trends in the area. The immediate
seaward end of the Highway, opposite the Wairabetia area, has been earmarked to
accommodate the Industrial-Development Zone to be developed by the Ministry of
Information Technology and Telecommunication (MoITT) soon. Consequently, this would
trigger an anticipated increase in demand for residential lots for either rental or private
accommodation, to cater for the influx of labor force to the area.
Site has already been legally zoned by the Department of Town and Country Planning as
‘Residential’. Copy of rezoning approval attached.
The land has a 99-years registered lease with 91 years remaining. Copy of registered lease
title is attached.
